Project Description:

This project involved the construction of 70,000 sq ft fully serviced mixed-use development over five storeys with semi-basement car parking in the centre of St. Helens to include:

  • An educational training centre on five floors with dedicated service core (staircase, lift, WC facilities on each floor.)
  • Sports hall/child day care centre comprising; a day care centre at ground floor, including outdoor play area balcony; sports hall with associated changing/equipment rooms at first floor.  Fitness suite with diagnostic area and running track with changing rooms at fifth floor, all served by one lift and two staircases with WC facilities on each floor.
  • Entrance reception 'atrium' linking the two buildings, including a refreshment area at ground floor and administration/meeting rooms at ground, second and third floors.

Along with the client, the two other 'partners' involved with the development were Connexions and St Helens College.  We worked closely with all the partners in respect of quality and costs (value for money) taking account of their individual objectives with regards to usage and accessibility.  We also assisted with the completion of development appraisals for various funding organisations, producing detailed cost plans and cash flow forecasts for the various submissions. 

Sustainability:

  • PIR controlled lighting installations.

Key Challenges:

  • Numerous 3rd party interests including the YMCA's 'Partners' or new tenants, including St Helens College and Connexions, and funding bodies. 
  • Programme and cost control.
