Solihull Care Housing Association provides high quality Extra Care housing within Birmingham, Solihull and the surrounding areas. It is a 'not for profit' organisation and has charitable status.

Project Description:

The Phoenix House development consists of 49 Extra Care flats comprising 43 one bed and 6 two bed units. Communal facilities include; lounges, restaurant, catering kitchen, hairdressers, shop, hobbies / multi-function rooms, buggy store and office accommodation. The project was developed on the site of an existing care home. Residents were decanted prior to the works commencing and controlled demolition was undertaken on a small site surrounded by estate roads.

Bespoke BREEAM Multi-Residential Assessment - rating "Very Good"

Key Challenges:

  • Development of confined site with decant of existing building occupants linked to the completion of a building elsewhere.
  • Major sewer diversion meant extensive negotiation with the local water authority.
  • Managing funding and programme implications of delays by third parties.
