PPG Southern Ltd - Roche House, Burgess Hill
PPG Southern Limited is the London based Southern regional office for the Premier Property Group (PPG Limited) which is an established property development and investment company, with offices in Edinborough, Leeds and London.
Project Description:
The office redevelopment consisted of 95,000 sq ft gross external floor area across three floors via procured competitively tendered trade packages. Works were completed over a programme of thirty two weeks.
The works comprised the partial demolition of a sprawling existing office block, of which two of the existing wings were retained and stripped back to the reinforced concrete frame. The existing roof level plant wells were raised, to create a consistent and increased floor to ceiling height across the top floor. A small three floor extension was built to one of the retained wings and a fully glazed three storey infill structure was constructed between the retained wings. The existing structure was fully reclad with a combination of curtain walling, strip windows, metal panelling, terracotta rainscreen and metal louvers, with the shell finally being fitted out to a full Category A standard.
Infrastructure works involved car parking, pedestrian paved / breakout areas, landscaping, minor highways alterations and full new services installation, including services to an adjacent site for future development.
Sustainability:
- Environmentally-friendly drainage system installed.
- All demolished materials were crushed on site and reused in the new build works.
Key Challenges:
- Completing unit for occupation by end-user as quickly as possible.
- Utilisation of as much of the existing structure as possible, to reduce time and cost.
