Newsells Park Stud Limited - Stud Development

Newsells Park Stud is a horse breeding facility dedicated to the breeding and raising of outstanding thoroughbreds. They are based in Hertfordshire where they rear the horses on an extensive 1200 acres of grassland.
Project Description:
We were appointed as cost consultants for the phase 2 Stud, following the successful delivery of the Phase 1 development. Phase 2 development comprised:
- The General Manager's house
- Staff accommodation
- Covering barn facility
- Stables
- Estate roads
- Paddock fencing
- Estate landscaping
Key Challenges:
- The main challenge was to deliver the project within the agreed budget and to the Client's required programme to suit the activity of the Stud
- The Stud remained in operation during the construction of the works, which demanded the utmost care and consideration by the contractor and development team to ensure that the valuable livestock were not affected by the works
- The rural nature of a stud demanded water containment and disposal of sewage within the site a main sewers were not available
- The original concept of the refurbishment of a farmhouse to provide staff accommodation was reconsidered and was changed to the construction of a new building of flats and houses, but with no financial penalty to programme and budget. This option resulted in a more efficient and functional building in terms of layout and energy use
