Modus Properties - Whitley Bay Shopping Centre
Project Description:
The construction of a 37 000 sq ft new shopping centre in Whitley Bay. The completed development included 21 separate retail units and a 180 space roof top car park due to the restricted nature of the heavily remediated site. The project had stood dormant for a number of years prior to Modus' involvement. A value engineering exercise was undertaken whereby, despite the capital costs increasing by 25%, a 42% increase in overall value was created by the increased tenant quality.
Post-tensioned concrete construction was selected to enable creation of a roof top car park and internal shop units without the need for drop down beams. This aided tenant's internal layouts / designs. Part of the works included liaison with tenants and fit-out contractors.
The project formed a central part of the regeneration strategy for Whitley Bay; a factor recognised by the Council with regular monthly meetings to ensure they were kept informed.
The project was funded via RBOS and Modus. Part of our role was to agree monthly valuations with not only the contractor, but also the bank's monitoring surveyor.
