British Land is an investor in UK property and their focus is on actively managing, financing and developing some of the UKs finest buildings. Their portfolio focuses on high quality out-of-town UK retail properties and central London offices.
Project Descriptions:
New Mersey, Retail Park, Speke
The project involved the phased expansion of a non-food retail park. The works were undertaken under the JCT 05 Design and Build Contract. The total floor space created, over a number of phases, was over 472,600 ft2. There were a number of ground contamination and statutory authority diversions issues to be considered.
Partnering Agreement was formed using Pillar Procurement Method (March 1998). The existing development when purchased by Pillar, comprised a run down first generation retail park with a number or vacant units.
The phased redevelopment and expansion of the park ensured that none of the existing tenants were compromised in their trading activities. The scheme is now one of the largest and most prestigious retail parks in the country.
Birstall Retail Park
Birstall Shopping Park is part of an established retail and leisure destination adjacent to Junction 27 of the M62 Motorway and an Ikea store. The property currently comprises 13 units located in two blocks configured in an approximate "L" shape with customer car parking to the front, together with a solus unit occupied by Comet to the front of the scheme. Our involvement included; works to refurbish a 15,000 ft2 unit, a unit subdivision with mezzaine installation, and a feasibility cost exercise for another unit.
Parkgate, Rotherham Retail Park
Parkgate Shopping Park lies approximately one mile to the north of Rotherham town centre on the A633 and benefits from excellent road communications. The scheme is one of the largest in the UK and has recently been updated with new cladding and entrance features.
Parkgate forms part of a larger site, the remainder of which is in the ownership of the Stadium Group. The shopping park extends to 561,242 ft2 of accommodation principally developed in the late 1980's. Our latest project included the sub-division and refurbishment of Units 16 & 17.
Deepdale Retail Park
The project includes various schemes involving new build, along with the subdivision and refurbishment of some existing retail units. The site is located on an old quarry which had subsequently been used for landfill. This meant there were a number of gas protection and specialist ground measures to consider prior development. The total floor space created is over 229,570 ft2. The works were undertaken under the JCT 05 Design and Build Contract. We recently also completed a new build 10,000 ft2 food court on the site of an old public house and there is a major scheme to include a new build 45,000 ft retail terrace with 22,000ft2 of industrial starter units and off-site highway improvements.
Broughton Shopping Park
Our involvement has involved the subdivision and refurbishment of existing retail units at Broughton Shopping Park, near Chester. The shopping park comprises; approximately 20 units, a stand-alone restaurant and a pod unit providing approximately 298,000 sq ft of retail accommodation.
Mostyn Champneys Retal Park, Llandudno
Refurbishment of the existing Unit A for a new tenancy being taken by DFS, involving extensive overcladding of the external envelope including the roof, new shop front glazing and steel entrance features.
