Retirement Villages PLC are the UK market leader in both supported independent living and the provision of care and nursing to older people in purpose-developed village settings.
Project Description:
This scheme comprises of the construction of five apartment blocks with 84 units for sale including 60 apartments, 11 bungalows and 13 cottages. The project also includes construction of a clubhouse building with communal facilities.
The site also accommodates a social housing block with 20 apartments as part of a Section 106 agreement constructed under a separate contract. The site was previously used as a Barnardo's school, with the school buildings and Blagdon lodge being demolished in the early stages of the project. Site enabling works included the provision of an alternative bat roost due to the demolition of the existing lodge building. The project was phased over 30 months to suit a sales policy of progressive completion of the units.
Key Challenges:
- Procurement of a contractor local to the area.
- Protection of protected species (bats).
- Construction on a restricted site with an ongoing sales policy with residents having purchased the early completed dwellings.
Form of Contract:
The main works and the social housing block are being procured with separate JCT Contracts with Contractor's Design, with the enabling works being completed under a JCT minor works agreement.
