Project Description:
New development of 20 luxury apartments including four penthouses overlooking Royal Lytham St Anne's Golf Course, to a high specification and with feature balconies.
The works comprised the construction of two 3-storey linked residential blocks, each comprising ten self-contained apartments. The residential blocks comprised:
- Piled foundations and reinforced concrete ground beams
- Pre-cast concrete ground and upper floor planks
- Concrete plain tile roof covering and timber 'cut' roof structure with isolated steel beams
- Masonry load bearing internal and external walls and timber windows
- Floor, wall and ceiling finishes
- Fitted kitchens and bathrooms
- Individual heating and hot water installations
- Electrical installation including power, lighting, fire alarm and emergency lighting
- Drainage and water services
- Two 8 person passenger lifts.
The site works comprised an access road and external paving, dwarf wall and railing to front boundary, repairs to other boundary walls, underground drainage and incoming mains services, four blocks of facing brick and tiled garages.
Key Challenges:
- Providing a very high standard of apartments for a reasonable construction cost.
Form of Contract: JCT with quantities.
